OUR FIT-OUT PROCESS

BRIEF, SITE AND FEASIBILITY

We visit the space, review the lease and landlord requirements, and understand how your team works, how many people the space needs to hold and what services are in place. You get early advice on programme and budget before you commit.

DESIGN AND APPROVALS

Our architects and interior designers develop the space plan, finishes, lighting and furniture layout, then prepare the drawings for landlord approval, planning and building control.

BUILD AND FIT-OUT

Our site managers run the works: strip-out, partitions, mechanical and electrical services, lighting, data, joinery, kitchens and finishes, with weekly progress updates.

HANDOVER AND AFTERCARE

We test and commission the services, hand over certificates and O&M documents and support you through the move. Our maintenance team is available every day from 7am to 9pm.

How much does an office fit-out cost in London?

It depends on the size and condition of the space, whether it is a Cat A or Cat B fit-out, the services required and the level of finish. Send us your floor plan and brief and we will give you an early budget range before detailed design starts.

How long does an office fit-out take?

A refresh of an existing office can take a few weeks on site, while a full fit-out of a shell floor takes longer. Landlord approvals and design can take as long as the build itself, so it pays to involve us early. We agree the programme with you around your move-in date.

Can you work while our office stays open?

Yes. We can phase the works and work out of hours to keep your business running, agreeing the approach with you and the building management before work starts.

What is the difference between a Cat A and Cat B fit-out?

Cat A is the landlord’s base fit-out, typically raised floors, suspended ceilings, lighting and basic services. Cat B is the occupier’s fit-out on top of that: partitions, meeting rooms, kitchens, finishes, furniture and specialist services. We can deliver both.

Do you handle landlord approvals, planning and building control?

Yes. Our in-house architects prepare the drawings and submissions for landlord approval and licence for alterations, planning where it is needed and building control.
